- Base Price: The cost before any “overages” or additional services are applied (if applicable/requested). For example, if we do more floor plan coverage than what is included with the order (overage), your total price will end up being greater than the base price. All packages include web access to files and 2 proofs. Photography packages include 60 miles of roundtrip travel, 45 minutes of photographer time, image editing, and 60 minutes of advanced image editing. Floor plan & 3D Showcase packages include 4,000sf of floor plan coverage or scanned areas, as well as attachment to the MLS listing upon approval. Packages including “Manual Floor Plan” include measuring and drawing while at the property, whereas “Auto Floor Plan” entails using scans from a 3D Showcase (areas that are not scanned will not be included on the floor plan or in the total square footage).

- Payment: Required in full, in advance, for all services.

- Photographer Time: The amount of service (minutes) included for everything besides what relates to a floor plan (if applicable). For example, it would be used towards any photographing (still & drone), staging, consulting, etc. Any time rendered beyond what was included is billed at $40 per 30 minutes. Therefore, if you were 45 minutes over the time included, you would have an additional $80 charge. To save time, you can request that we not photograph certain areas and/or rooms (such as bedrooms, unfinished basements, etc). By default, the photographer will capture digital high resolution photographs of around the exterior as well as in each room inside. Also, a portion of the photographs will often be captured utilizing a special wide angle lens, aimed at capturing more of what is viewable than a standard lens can.

- Advanced Image Editing: Upon request/approval, using an image editing program, we can change specific parts of photographs. For example, making a cloudy sky blue or a brown lawn green, removing electrical wires, enabling windows to be seen thru (instead of “blown out”), etc. Any time rendered beyond what was included with your order is billed as an update request.

- Measuring for Floor Plan: By default, we will draw and measure an entire home (including unfinished areas) and include it in the floor plan. However, you can specify before the appointment begins that any areas/rooms/floors that you would not like measured, and therefore would also not be included on the recreated floor plan.

- Floor Plan Digital Recreation: We take what has been provided to us or what we measured/sketched and create a new digital version of it based upon set processes and standards that we have developed over the years. Should we recreate more square footage than is included with your order, you will be charged an additional $19 per 500sf. For example, if you were 2400sf over, you would have an additional $95 charge.

- Floor Plans Uploaded to MLS Listing: When you approve of a floor plan, you can provide us with an MLS number (each additional MLS number will incur a cost of $5) that we will attach a version that adheres to MLS specifications to. Doing so will make it so when a search is conducted in MLS’s system (or one setup similar) a small icon will appear alongside other property information, allowing buyers and others to access and print the floor plans.

- First Proof of Photography, Manual Floor Plan & 3D Showcase: 8 business hours* from our returning from a property.
- First Proof of Auto Floor Plan: 2-3 business days from our returning from a property.
- First Proof for Video Production: 2-3 business days from all materials being ready/received.
- Materials Ready for MLS: 4 business hours* from our receiving an approval of a proof.
- Video Tour Using Matterport: 4-5 business days from our receiving an approval of a 3D Showcase.
- Rush Service:
– Available on a case by case basis, request a turnaround 2x faster than one of our estimated averages, excluding Matterport 3D and auto floor plans that are entirely out of our control. For example, it could be ordered for your first proof ($50) or processing your approval ($50) or both ($100). If for any reason we are later than we expected, we will refund the rush fee (not the order).
* The team that completes this type of work is generally available from 9am to 5pm EST Monday thru Friday, excluding observed US holidays. ** This is not a maximum or guaranteed turnaround. It is an average turnaround. Some items that commonly influence turnaround are the amount of work that needs to be performed (larger homes take longer to digitally recreate a floor plan for, etc) and our current workload.

- Custom Domain Name
- If your listing was 55 Washington Street, your approved marketing materials (ie photographs, floor plans, etc) would be featured at 55Washington.com. Should such an address not be available, we will go with something similar, such as 55WashingtonStreet.com. If you wish to use something different than our “standard”, such as BeautifulVictorian.com, you can do so by specifying the domain when placing your order.
- Drone Services
- Includes 45 minutes on site to yield up to ~15 images or ~20 minutes of unedited video clips (no included sound, captions, subtitles, etc). Orders for both services receive up to 45 minutes for each. Actual images captured and/or length of clips is impacted by items such as property features, conditions, status (such as if cars left in the way), weather, etc. Please specify any specific requests for angles, views, etc, and we can do our best to alert you should additional photographer time be necessary or recommended, as well as if we will need to get FAA approval such as if the location is inside 2 miles of smaller airports or 5 miles of larger airports such as Logan. Appointments for drone are not rendered during inclement weather, including but not limited to rain, fog and high wind. Thus, if you are specifying a particular day for your appointment, please also include preferred backup date(s).

- 1-3 minute video including title(s), branding, transitions/effects, drone video and/or still photographs, music in a file that can be shared/embedded on social media, MLS or web site.
- Property Revisit Package
- Includes 30 minutes of photographer time and 25 roundtrip miles, as well as any image editing service(s) associated with or remaining from original package ordered for the respective property (including an additional proof with newly edited image(s), images for mls and integration into your web site (if applicable), etc). Verification of floor plan measurements and/or changes that might have been made since the original visit is also included at no additional cost. The price varies depending on the original package ordered for the respective property ($50 off original price).

- Proofs: A proof is sent in response to any individual modification request. For example, if you fax in some changes and then email some changes, you would receive two separate proofs as all modifications are processed in the order that they are received. If you request many items in one email that is one modification request, and you would receive one proof in response to it. The first proof is the first one emailed over (not the first proof received in response to a modification request). Any time spent creating additional proofs or any changes requested post-approval will be billed as an update request.

- Plot Plan Recreation: A digital recreation using vector graphics, color, labels and icons. By doing so, the plot plan becomes more legible both online and in print, making it easier for buyers to distinguish the marketable features of the home.

- Travel (roundtrip miles): Additional mileage (miles that exceed what is included with order) is billed at $1.99 per mile (includes 56 cents to be reimbursed to team member visiting property, and $1.43 for their time).

- Images Formatted for MLS & Emailed: Any edited and/or unedited photographs, floor plans and plot plans (in jpeg format) are formatted for mls (based on their specs, etc) and then emailed to you and your office manager (if applicable) so you can easily and quickly upload them along with the listing information.

- Web Access of Files: All copies of materials, for all order types, are uploaded to the web (Google Drive sharable folder link is provided with proof) so that you can access them from anywhere at anytime. We will store them for up to 5 years for photographs & floor plans or 1 year for Matterport showcases & video(s) such as drone, etc, after which they will all be deleted. To ensure that you do not lose any materials that you might want at a future date beyond this, please download and save to your own system where applicable, etc. For Matterport showcases, if you would like a space to be stored and publicy shared for longer than 1 year, there will be a $49 fee per year.

- Online Photograph Proofing: In doing so, we will drastically scale each image and optimize its size, so it is more “web friendly” (faster to upload/download, view on an average size monitor, etc).& With the abundance of images we shoot, and the size of each file, the images as a whole can easily reach 1GB in total file size. However, your viewing the raw images will not be able to illustrate our editing and filtering capabilities, and you will not necessarily have the benefit of knowing how certain types of images tend to print on our machines (some print better than others, etc). Therefore, we do recommend using the standard process for changing images, referenced above. As, with a simple request to substitute image(s) and with any feedback/direction, you can not only avoid sorting through an abundance of images, but also benefit from our experience.

- Appointment Cancellation/Rescheduling: There is NO CHARGE to reschedule the same property, once, for a different time, at least 24 hours prior to the originally scheduled time. Because excess rescheduling reduces our availability to offer our services, etc, there is a $15 fee for each additional reschedule. Should you cancel/reschedule within 24 hours of a scheduled appointment time, there is a $49 fee. However, if we are able to fill a time slot that less than 24 hours cancellation notice was provided for, there will be no charge (if it your first reschedule, otherwise there is a fee regardless).

- Expiration: Should we not receive either a modification request or approval within 30 days, the service will be considered fully rendered (prints can be sed as additional prints on a future order, however).

- Cancellation: Immediately after receiving your order, our team begins inputting/creating/preparing for your order/appointment/brochure. This is by no means like scheduling an appointment with someone, whereby you are visiting them, they have many many appointments in a given day (we have nearly always a maximum of 1 per day per photographer), and they do not do any preparation work specifically for your appointment (the opposite for us). “Thus”, any cancellations received prior to our property visit will be refunded in full less a $15 order processing and cancellation fee. However, if canceling a four or eight page brochure, there is an additional $20 charge to cover the domain registration (that is non-reversible for us) and url forwarding. There are no refunds for cancellations received after the property visit. Please note we are not aiming to turn a profit by this cancellation fee, rather to partially cover our costs. To cancel, send a request to [email protected] (as per our service agreement). Or, instead call or email with another address in the future (not cancel) and we can adjust the address at no charge (as you are not canceling the order) and you can use the order for the new address (we do not have to waste all prepared materials, etc). Are you canceling because the property has sold? If so, customers have previously completed the brochure just to use in their “portfolio” (for marketing to potential customers, and so they can utilize high end photographs in other marketing materials such as “Just Sold” postcards, which design of is free with a rendered brochure order) or so they are “fully prepared” to “re-market” in case of “issues” with the Buyer. Lastly, please note, canceling an order is independent from canceling an appointment. Please see above for appointment cancellation/rescheduling information.

- Change of Order Type: Upon receipt of an order, we do a considerable amount of “setup” work based upon a variety of items, such as type of brochure ordered. This helps us speed up our turnaround times among other benefits to the customer. So, although it is not encouraged, you can upgrade or downgrade a brochure at anytime up until the time when we complete our first (typically only one) appointment, at no charge (difference is just credited or charged to your account). Any change to the order must be called or emailed in.

As the person purchasing our service(s), you have the right to use, copy, reproduce, store, market or transmit the whole or any part of a photograph. If you would prefer that photographs from your service(s) not be used for Pebblehaven Company, Inc marketing purposes (on a case by case basis), please make us aware at the time of order and we will make a note of such.
